Nashville's short-term rental market has been one of the most dynamic in the country — and as the owner of a property in the Nations neighborhood, I had a personal stake in understanding it. To explore the data, I put some Tableau skills to use and built an interactive analysis of Airbnb inventory and pricing across the city.
The dashboard maps listing density, average nightly rates, and occupancy patterns by neighborhood — helping identify where supply is thin, where pricing power exists, and how different areas of the city compare on key STR metrics.
